Effective immediately…. I am “Semi-Retired” after 23 years in the real estate industry.

Schools Closed Due to Ongoing Power Outages

Beaver Area School Districts among with many others have opted to close today due to ongoing power outages and damage from wind storms on Saturday.

Prayers for all still affected and hope that everyone is still diligent regarding trees that may still fall and potential live wires that come down with them .

It’s also wise to check your roofs for damage and consult your home owners insurance on how to proceed.

More rain expected today. Take care everyone.

Regarding the Beaver County Property Reassessment

Lori Baden with eXp Realty shares some information regarding the Beaver County, PA property reassessment process and dates. All information to be verified by property owners.

The Beaver County Association of Realtors were addressed by county officials at a meeting last November and were provided some of the following “preliminary” info. All parties should verify for themselves or contact an Appraiser to assist them:

  • March 2023: Tyler Technology Property detail cards with new value will be mailed out.
  • There will be a 40 day window to file an appeal for value. NO tax info will be given at this time. Homeowners are to contact Tyler Technologies if there are property detail “discrepancies.” If property owner does not agree with value, they can file for an informal appeal. Same process as is currently in place. Instructions will be provided on card.
  • April 2023: Updated millage rates available and posted. (They have NOT YET been posted as of this blog writing on March 22nd, 2023).
  • July 1, 2023- Oct 31, 2023: Appeal hearing window for objections.
  • November 2023: Certified values finalized.|
  • 2024 – Payments for reassessed new taxes begin.

This new assessed value will also now be the market value and will be fixed. No changes can be made to assessed value unless the county reassesses again or a homeowner makes improvements that increase their value. Value will NOT change with new sales prices.

Beaver County’s assessment is revenue neutral. No new money is going into the budget. So this means that one third of the properties will increase in value, one third will stay the same, one third will go down.

Topics for appeal are current market value and uniformity with neighbors. No Realtors or Real Estate Licensees can accompany homeowners to hearing (as is the case now). Comps/current appraisals encouraged to support argument.

Market value will be determined based on sales and cost value approach from recorded sales between Jan 2018-and June 2022. A court order delayed the process due to inflated values during covid.

They are expecting approximately 12,000 appeals and need 30 people for 5 appeal boards. 5 boards will take turns hearing appeals during the July-Oct time frame. 2-3 days/week. Contact Joshua Eckleberger for more information.

Tax revenue can only be increased by a maximum of 10%. The reassessment will not be increasing tax revenue by more than that. Reassessment is revenue neutral, since budgets are already set.

Neighborhood delineations are a huge factor therefore 6th street in Beaver is not assessed the same value as River Rd and Patterson is not assessed the same as Beaver Falls, etc.

Clean and Green will stay intact but forest and agricultural values will be modified. Forest value will now depend on number of hardwoods/softwoods. Agricultural value will now depend on soil type.


Again, all parties should verify information for themselves with Beaver County, Joshua Eckelberger, and Tyler Technologies, or contact an Appraiser to assist them.

Fall in Love with Pittsburgh

Joe and I have now been back home a year here in Western Pennsylvania. One of the things we most enjoy, is having four seasons again. Especially Fall. Fall is our favorite.

We had company last week and had an excuse to do the Gateway Clipper with them, followed by a ride up to Mount Washington on the Duquesne Incline to have pre-dinner Drinks at The Grandview Lounge, then dinner at the fabulous Monterrey Fish Grotto.

It was such a beautiful day and evening to celebrate our love for each other and for Pittsburgh!

Now calling Pittsburgh Home!

Lori Baden with eXp Realty explains her recent move to the Pittsburgh area.

So, as I noted a few months ago in my last post, we sold our beloved barn home in South Carolina. We now call the Pittsburgh area home. Center Township in Beaver County to be exact, just 10-15 minutes from Pittsburgh International Airport where Joe now works for Allegiant Airlines.

We are happy to be back home for multiple reasons. First, it is “home” for Joe. We are living in the house he grew up in. We are literally the 3rd generation of his family to live here. His grandfather, Paul Salinshick built this home in 1946 with lumber cut off the property. His dad, Roy “Gus” Baden and his mother, Sue (Salinshick) lived in this home and raised Joe and his brother Bill, and sister Debbie.

It’s been an adventure so far for sure. And LOTS of work. We are keeping some family heirlooms and furniture pieces, but we also trashed a full dumpster and at least a couple hundred contractor bags full of junk. I think the garbage men must hate us. LOL. But we are making progress.

We will take the profit we made on our home there and put it into remodeling here. We have tackled some small projects ourselves but we have a huge kitchen and master bath remodel that we are interviewing contractors for. Turns out, they are just as much (or more) in demand here as they were in South Carolina, so we may have to wait our turn for a few months.

Also, this move puts me much closer to my father who I just found thru Ancestry.com back in January. He lives in the Morgantown, WV area just about 1.5 hours away. We have a lot of lost time to make up for and we have already spent a day together in September on his farm, and also just Thanksgiving together here last week. My mother also lives about an hour and 40 minutes away in WV.

So yes, we are home and we love it here. Everybody keeps asking how I’ll handle the cold since I’ve lived in the Carolinas since 1999. Well, I’ll tell you how… EASY! I LOVE IT! After all, I’m 51 years of age and a woman, and in this time of my life, I’m always warm. LOL! I truly have missed the snow and am praying for a White Christmas!

I’m in the process of working on sitting for my Pennsylvania Real Estate license. I filed the initial application this past week, but I still have some more forms to submit. I have lots to learn I’m sure but look forward to helping sellers and buyers in the area soon with my 21 years’ experience. Stay tuned!

Listing this is bittersweet…

Lori Baden laments about selling her unique barn home near the beach.

So we’re headed home to Pennsylvania and West Virginia to be back close to family. And early in the wee hours of the morning, I listed our beautiful barn home. It’s truly bittersweet because we planned to stay here forever. We have so many memories in the short time we’ve been here and even got married here.

I just pray some other person or family will love it and care for it as much as we have.
